Terms of Advertising

How advertising works on AeroEstate

Last updated: September 25, 2026  ·  Effective for all AeroEstate Realty Corp platforms

These Terms of Advertising govern how property listings are promoted on AeroEstate Realty Corp — from standard listings to paid placements and connected Meta ad campaigns. They apply to sellers, agents, brokers, and developer partners who advertise through the Platform.

01 Purpose & scope

These Terms of Advertising ("Advertising Terms") govern how properties are advertised on AeroEstate Realty Corp — whether as a standard listing, a paid promoted listing, or a campaign run through a connected third-party ad platform such as Meta Business Suite.

They apply in addition to, not instead of, our general Terms of Use. Where the two conflict on an advertising-specific matter, these Advertising Terms control.

02 Who can advertise

Property advertisements may be placed by:

  • Sellers, for their own property, once their listing has completed our approval process;
  • Agents and brokers, for listings they're authorized to represent under a valid Authority to Sell or equivalent arrangement with the property owner; and
  • Developer partners, for their own accredited project inventory.

You must have the legal right to advertise a given property before posting or promoting it. Advertising a property you have no authority over is a violation of these terms regardless of who technically clicked "submit."

03 Standard listing ads

Every approved listing on the Platform functions as an advertisement — it's shown to buyers browsing the site, surfaced in search results, and may appear on agent and broker dashboards. Standard listings are included at no cost for the first two weeks after approval, as described in our Terms of Use.

A standard listing must accurately reflect the property's current status. If a unit is reserved, under negotiation, or sold, the listing's status must be updated promptly — continuing to advertise a property as available after it's no longer available is not permitted.

05 Connected ad campaigns

Brokers may connect their own Meta Business Suite Ads Manager account to run advertising campaigns for their listings directly through Meta's platform. When you do this:

  • The ad campaign itself is created, billed, and governed by Meta's own advertising policies and terms — AeroEstate does not control Meta's ad approval process, delivery, or billing.
  • Campaign performance metrics shown on your broker dashboard (results, cost per result, frequency, impressions, reach, CPC, purchase ROAS, and available funds) are pulled from your connected account for your own visibility, and are only as accurate and current as the data Meta provides.
  • You remain solely responsible for the content of any ad you run through a connected account, including compliance with Meta's advertising standards and all applicable law.
  • Disconnecting your Meta account at any time stops AeroEstate from displaying that campaign data; it does not automatically pause or cancel the underlying campaign in Meta Ads Manager.

06 Content standards

All advertising on the Platform — standard, promoted, or run through a connected campaign — must:

  • Accurately describe the property, including floor area, lot area, unit type, and current availability;
  • Use photos and videos that genuinely represent the property, or clearly label any artist's render, floor plan, or model unit photo as such;
  • Accurately state the developer, project name, and location; and
  • Reflect the actual financing schemes available, and the actual commission rate where one is disclosed.

07 Prohibited content

The following are not permitted in any advertisement on the Platform:

  • False or misleading claims about price, availability, financing, or developer accreditation;
  • Artificial urgency or scarcity claims not grounded in fact (for example, advertising "last unit" when multiple units remain available);
  • Discriminatory language relating to a prospective buyer's race, religion, gender, disability, family status, or similar protected characteristic;
  • Unauthorized use of a developer's or another company's logo, trademark, or branding;
  • Content that infringes another party's intellectual property, including photos or floor plans you don't have the right to use; and
  • Any content that would violate the Consumer Act of the Philippines (RA 7394), DHSUD regulations, or the PRC Code of Ethics for real estate service practitioners.

08 Pricing & disclosure

Advertised pricing must clearly reflect the Total Contract Price and state whether that price is inclusive or exclusive of Capital Gains Tax, where applicable. Financing schemes shown (PAG-IBIG, bank, in-house, or cash) must reflect options genuinely available for that property. Sample computations shown to illustrate monthly amortization are for illustration only and must be presented as such — actual terms depend on the financing institution's approved computation.

09 Images & media

By submitting photos or video for a listing advertisement, you confirm you own the rights to that media or have permission to use it, and you grant AeroEstate a license to display it as described in our Terms of Use. Any change to a listing's photos or walkthrough video is submitted for re-approval before it goes live, consistent with our standard listing review process.

10 Legal compliance

All advertising through the Platform must comply with applicable Philippine law, including but not limited to the Consumer Act of the Philippines (RA 7394), regulations issued by the Department of Human Settlements and Urban Development (DHSUD), and, for licensed practitioners, the ethical standards of the Real Estate Service Act (RA 9646) and the PRC Board of Real Estate Service.

11 Review & removal

New listings and media updates are reviewed before publication. We may reject, suspend, or remove any advertisement — including a paid or promoted one — that we determine, in our reasonable judgment, violates these Advertising Terms, misrepresents a property, or creates legal risk for AeroEstate or its users. Where practical, we'll notify the submitting user of the reason.

Removal of a violating advertisement does not entitle you to a refund of any associated promotion fee.

12 Reporting a violation

If you come across an advertisement on the Platform that you believe is inaccurate, misleading, or otherwise violates these terms, please report it to us using the contact details below, including the listing name or reference number and a description of the issue. We review reports and take appropriate action, which may include requesting a correction or removing the listing.

13 Changes to these terms

We may update these Advertising Terms from time to time to reflect changes in our services, our advertising partners' policies, or applicable law. If we make material changes, we'll notify registered users through the Platform or by email before the changes take effect. The "Last updated" date at the top of this page always reflects the most recent version.
